Environmental Audits, including Phase I Environmental Site Assessments (ESA) are commonly performed on a wide variety of properties during real estate and business transactions to document existing or potential environmental contamination of a property. An ESA is designed to support landowner liability protections according to the Comprehensive Environmental Response, Compensation, and Liability Act (CERCLA).

BioLargo Engineering conducts a Phase I ESA by following the United States Environmental Protection Agency (USEPA) Standards and Practices for all appropriate Inquiries. We also follow the American Society for Testing and Materials (ASTM) Standard Practice for Environmental Site Assessments.

BioLargo Engineering has performed Phase I Environmental Real Estate Site Assessments (ESA) for a broad range of clients throughout the United States. Our work includes assessments on vacant properties, industrial facilities, commercial lots, and residential buildouts. Typical areas of concern are gas stations, auto/vehicle repair, printing operations, dry cleaners, and manufacturing facilities where chemical waste is produced. Issues encountered may include asbestos, toxic materials, mold growth, and traces of lead-based paint, as well as the potential for lead in drinking water.
